TURNER — The town is considering two new subdivisions after a drought of new applications in the past year or so.

Ledgeview off County Road would be a 13-lot subdivision. Apple Ridge, in part of the former Cooper’s apple orchard abutting General Turner Hill Road, would have 12 lots.

John Maloney, a consultant to the Turner Planning Board and town planner at the Androscoggin Valley Council of Governments, said both proposals will enter the technical review phase in October.

He estimated that over the past five years, the board has approved about a dozen subdivisions, most of them sized at about 10 lots.

“In the past year and a half, the applications for subdivisions have drastically declined because of the whole building situation,” he said.

* Ledgeview is proposed by owner and developer Glen Dube of Sabattus. Two mobile homes already exist on two of the 13 lots. According to his application with the town, Dube would add 1,775 feet of road to access the lots in a sort of half-circle, adding to Ledgeview Drive and forming Frog Pond Lane. Single-family homes would line either side.

Eighteen of the property’s 35 acres would remain open space. A fire pond has been proposed and access to a local snowmobile trail would stay.

The project has nine abutters. Maloney said some spoke out at a public hearing earlier this month, concerned about buffer areas.

* Apple Ridge is proposed by Cutter LLC, owned by Paul Cutter of Turner. Six of the proposed lots would front General Turner Hill Road and six more would sit behind them, accessed by three shared, long driveways.

That property is 86 acres with proposed lots of between 2.3 and 40 acres. Maloney said the property comes with deed restrictions that dictate that the living area of homes built there has to measure at least 1,000 square feet for a single story and 864 square feet for each multi-story. A two-car garage would also be built with each home.

Ledgeview has 18 abutters. Maloney said some have expressed concern about the new homes fitting in with the look of that neighborhood.
